According to the latest report from consulting firm Colliers Georgia, Batumi's residential real estate market is showing steady growth through the first six months of 2026. During this period, 7,838 apartments were sold in the city, which is 11.4% higher than the figures for the same stretch of 2025.
Even more impressive dynamics can be seen in monetary terms: the total transaction volume rose by 29% to reach $507 million.
June statistics reveal mixed trends across different segments. The number of purchases in new developments increased by 11.6% compared to June last year, while transactions involving existing housing stock dropped by 26.4%. However, looking at the secondary market as a whole, the number of transactions there grew by 24.5%, while the primary market saw a slight decline of 0.8%.
Foreign investors remain the key driving force behind the market. In June, their share reached 47% of all transactions in both new and existing housing, while the share of Georgian citizens fell to 49%. Notably, it was foreign buyers who accounted for 87% of the total growth in the number of transactions across both segments.
The pricing landscape also shows significant growth. The weighted average cost per square meter in Batumi's new developments reached $1,455 in June - 22.6% higher than a year earlier. The primary market was the main contributor to the price increase, with prices soaring by 30.4%. At the same time, Colliers analysts caution that official data may be somewhat distorted: some registrations on the primary market occur with a delay, and the dynamics were also affected by the closing of deals on several high-end properties. On the secondary market, the weighted average price rose by 13.7%.
