One Peninsula is the first project by Dubai‑based developer HOLM Developments in Georgia, located on the territory of the large‑scale Ambassadori Island project in Batumi. The complex’s concept combines modern architecture, panoramic views of the Black Sea, and a resort‑style lifestyle with its own infrastructure. The island’s master plan was developed by the architectural bureau SHoP Architects.
One Peninsula offers fully furnished residences in studio, 1‑bedroom, and 2‑bedroom formats, with an area of approximately 40 m² and more. The apartments are designed with spacious terraces and large windows facing the sea, the city, and the mountains. The project is scheduled to be handed over in the second quarter of 2030.
Special attention has been paid to the infrastructure for leisure and everyday life. The complex includes an outdoor swimming pool and a lap pool, a padel court, a children’s play area, a game room, a private cinema, a business and meeting lounge, outdoor recreation areas and BBQ zones, as well as cafes and restaurants.
The main advantage of One Peninsula is its location on Ambassadori Island, which is conceived as an independent waterfront quarter with residential and hotel facilities, restaurants, retail spaces, a marina, and a yacht club. Thus, owners get not only an apartment by the sea but also access to the large‑scale infrastructure of the future island.
One Peninsula is designed both for personal residence and leisure, and for the investment purchase of real estate in one of the largest new projects in Batumi.
