Demand for residential real estate in Batumi remains high. According to a review by Galt & Taggart, the number of transactions in the city increased in both the primary and secondary markets in the first quarter of 2026.
The study, based on data from the National Registry, shows that a total of 4,049 apartments were sold in Batumi during the first three months of this year, which is 15.8% more than in the same period last year. Primary market sales grew by 21.1% year-on-year (2,180 apartments), while secondary market sales rose by 10.1% (1,869 apartments).
A developer survey conducted by Galt & Taggart, which reflects real-time trends, indicates an even more pronounced increase in primary market sales - 70.6% year-on-year.
Despite the positive dynamics, the study's authors note that activity in the primary market is still significantly below the record levels of 2022–2023. Meanwhile, the number of apartments listed for sale continues to grow, increasing the risk of market oversaturation.
Prices in the primary market continue to show high growth rates. In March 2026, the average price per square meter for completed apartments in the primary market reached $1,893, which is 8.7% more than a year earlier. The average price of new properties in the secondary market grew by 7.8% year-on-year to $1,479.
"The differences between these two markets, the large volume of projects under construction, and the gradual decline in rental yields may become a constraining factor for further price growth in the primary market at the same pace," the review states.
The study also reveals significant differences between Batumi districts in terms of sales volumes and prices. In the first quarter of 2026, the most apartments were sold in the "New Boulevard" district, while "Old Batumi" remains the most expensive:
- New Boulevard: 1,671 apartments sold; average price - $1,787 per sq. m.
- Heroes Avenue: 811 apartments sold; average price - $2,081 per sq. m.
- Central District: 492 apartments sold; average price - $1,715 per sq. m.
- Periphery: 416 apartments sold; average price - $1,565 per sq. m.
- Makhinjauri: 317 apartments sold; average price - $1,819 per sq. m.
- Old Batumi: 283 apartments sold; average price - $3,146 per sq. m.
- Kobuleti: 120 apartments sold; average price - $1,805 per sq. m.
- Gonio-Kvariati: 59 apartments sold; average price - $2,075 per sq. m.
According to the developer survey, Georgian citizens continue to lead among real estate buyers in Batumi in the first quarter of 2026, accounting for 37% of transactions. They are followed by citizens of European countries (18%), Israel (16%), and Ukraine, Russia, and Belarus (13%).
In the rental market, the average daily rate (ADR) for Airbnb apartments in Batumi decreased by 7.3% compared to the same period last year, amounting to $27.2 in the first quarter of this year. Despite this decline, rental yields in Batumi remain high at 7.1%, second only to Dubai (8.5%) and ahead of cities such as Antalya, Nicosia, Limassol, and Porto.
