Growing Popularity of Batumi Real Estate: Fresh Statistics

Batumi continues to strengthen its position as one of Georgia's most attractive cities for property investment. According to data from the analytical firm Colliers Georgia, 1,468 apartments were sold at the Black Sea resort in June 2026 - an increase of 8.2% compared to June of the previous year. The total value of transactions reached approximately $100 million, which is 28.2% higher than the figures from a year ago.

New Builds vs. Secondary Market: Who Comes Out Ahead?

The primary growth driver was the new-build segment: sales of newly constructed apartments increased by 11.6%. At the same time, the secondary market experienced a decline - transactions involving older housing stock fell by 26.4%. This confirms a steady trend of buyers shifting toward modern properties with improved features.

Price Dynamics: The Primary Market Sets the Pace

The weighted average price per square meter in Batumi's new developments reached $1,455 in June - 22.6% higher than a year earlier. Notably, it was the primary market that served as the main engine of price growth, with values surging by 30.4%. On the secondary market, the increase was more modest but still noticeable at +13.7%.

Foreigners Step Up, Georgians Grow More Cautious

The buyer structure has also shifted. The share of foreign citizens in total transactions for both new and older properties rose to 47% (up from 39% in June 2025). At the same time, the proportion of Georgian buyers fell to 49%. Notably, 87% of the total increase in the number of transactions came from foreign investors.

First-Half Results and Annual Outlook

During the first six months of 2026, 7,838 apartments were sold in Batumi - 11.4% more than in the same period of 2025. The monetary turnover for this period amounted to $507 million (+29%). For the full year of 2025, 16,596 apartments were sold (+14.9% compared to 2024), while the total market volume exceeded $978.6 million, showing a growth of 32.6%.

Thus, Batumi is firmly maintaining its status as one of the most dynamically growing regional housing markets, attracting both local and international investors with rising yields and strong rental demand.
