Analysts have compared the cost of primary housing in two popular sea destinations - Sochi and Batumi. The results showed that the starting budgets differ dramatically: the Georgian resort turned out to be three times more affordable than the Russian one.
According to real estate expert Yulia Shchukina, the minimum price for an apartment in Batumi today is about 1.7 million rubles. In Sochi, however, the most modest option in a new building will cost a buyer at least 5.1 million rubles.
Detailed Market Breakdown
The most affordable studio in Batumi is listed for sale at €18,900. At the current exchange rate (1 euro = 90.45 rubles), this is equivalent to 1.71 million rubles. The area of such a lot is a quite comfortable 32 square meters.
In the mass segment of Batumi, offers range from €23,000 to €30,000 (2.08-2.71 million rubles). For this money, you can purchase an apartment of 30-35 m² located 300-500 meters from the sea.
Developers often add amenities like pools, fitness areas, and professional management companies to such projects.
The Russian resort offers a different arithmetic. In Sochi, there are currently 7,551 lots for sale across 57 residential complexes. The lowest recorded price is 5.1 million rubles, but this gets you an apartment of only 15 square meters in a building under construction. The average cost per square meter in Sochi new buildings reaches 702,600 rubles.
Conclusions for the Investor
A comparison of purchasing power looks even more contrasting. In Batumi, for 1.7 million rubles, a buyer gets 32 meters of housing, while in Sochi, for a budget exceeding 5 million, they get only 15 meters.
The price per square meter in Batumi's budget segment is 68,000-81,000 rubles, which is several times lower than Sochi's figures. Thus, the entry threshold into the Sochi real estate market is almost three times higher than in Batumi.
