Buyers are increasingly looking for properties with gas heating, facade waterproofing, developed internal infrastructure and underground parking. Investors are striving to protect their capital from high competition in the lower price segment.

The second notable trend has been a decline in the share of purchases at the "foundation pit" stage without a bank guarantee or escrow accounts. Buyers prefer ready-to-move-in properties or projects at the final stage of finishing. This is due to longer commissioning timelines and the rising cost of building materials, which affects the final cost per square meter. The market is shifting from a developer's market to a buyer's market. Developers with an impeccable reputation and transparent financial models are the ones who benefit.
